Affordable housing by the sea? Tuscany from half a million, Greece and Bulgaria for a few thousand euros!

A picture of life by the sea or in the sunny south of Europe does not have to be just a dream for the rich. In recent years, it has become apparent that the prices of some properties in southern countries are surprisingly affordable – sometimes even lower than a garage or a small cottage in the Czech Republic. Those interested in a second home, summer retreat, or investment are discovering offers in the range of several hundred thousand crowns.
An apartment in Tuscany for the price of a used car
The Tuscany region is known for its beautiful landscape, vineyards, and historic towns. Nevertheless, apartments in need of renovation can be found here for as little as around €20,000, or about half a million Czech crowns. These are mostly smaller apartments in older buildings that require renovation, but offer a unique opportunity to live in the heart of Italy at a price that many would find unbelievable.
Spain and Portugal: sunshine and investment opportunities
Even more attractive are the offers in Spain and Portugal. Here, it is possible to buy smaller rural houses for tens of thousands of euros, with some properties located just a short distance from the sea. Given the popularity of both countries with tourists, there is also the possibility of renting them out during the summer, which can partially cover maintenance costs.
The Balkans: Greece and Bulgaria with surprising prices
If you are looking for the lowest prices, just look to the Balkans. In Bulgaria, you can find apartments by the Black Sea for a few thousand euros – the price of a short family vacation. Similarly, in Greece, it is possible to find older houses in remote villages for prices that would not even be enough for a garden shed in the Czech Republic. Of course, they often require complete renovation and a larger investment in furnishings, but in return, they offer the opportunity to own property in a destination where many Czechs only go as tourists.
Advantages and pitfalls
However, a low price does not mean that the purchase is risk-free. Prospective buyers must take into account legal differences, more complicated paperwork, and sometimes poorer infrastructure. It is important to be clear about whether you want to use the property for your own relaxation, rent it out long-term, or treat it as an investment for the future.
Sunny living at Czech prices
While real estate prices in the Czech Republic continue to rise and even a small cottage in the mountains can cost several million, southern Europe offers completely different possibilities. For an amount that would barely be enough for a small apartment at home, you can own an apartment in Tuscany, a country estate in Spain, or a house by the sea in Greece or Bulgaria.
